Before a viewing, do four things in order: declutter, deep clean, fix the small eyesores, and style each room to show a clear function. First impressions form in the first 10 seconds at the door, so it must look good from the entrance in.
What to do before viewing day
Most of the prep can be done in advance and costs little, focused on the overall look and the first feeling on entry.
- Box away personal and cluttered items from every room
- Deep clean bathrooms, kitchen, floors, and glass
- Fix dripping taps, sticky doors, dead switches, wall marks
- Clear stale smells, air the house out before buyers arrive
- Tidy the plants and entrance so it looks welcoming
Style so buyers can imagine living there
The goal of styling is to let buyers see the home as theirs, not yours. Put away family photos and personal collections, use neutral tones and clean light bedding, and set the dining table and a seating nook so life there feels real and easy.
Check the first impression at the entrance
Buyers have half decided before they reach the living room. Make sure the front door is clean, the house number is clear, the entry is well lit, and no shoes or clutter pile at the threshold. These small things set the tone for the whole visit.
Should I stage before the listing photos or before the viewing?
Always before the photos, because listing images are the first gate that decides whether buyers book a viewing at all. Stage it once, shoot it, then hold that condition through to viewing day.
Do I need to repaint the whole house before selling?
Not the whole house, but if walls are heavily marked or the current colour is dark and very personal, repainting the most visible areas in a neutral tone is usually worth it, since it makes the home look clean and neutral in photos.
