What Is a Show Unit?

A fully styled model unit that lets buyers experience living there before they reserve.

A show unit is a fully furnished model unit in the sales gallery or the actual building, letting buyers walk in and feel the room size, materials, and atmosphere of living there before they reserve. It is a key closing tool for Bangkok condo projects, especially those sold before construction is finished.

Why show units close sales

In presale projects, buyers cannot see the real unit yet, so the show unit stands in for it. It turns numbers on a floor plan into tangible space: buyers see the bed fits, storage is enough, and the bathroom works. That confidence is what moves them to place a deposit.

  • Turns a floor plan into space buyers can feel
  • Shows furniture scale and storage in compact units
  • Communicates material quality and build standard
  • Creates desire right at the sales point

What a strong show unit needs

A show unit that sells understands the project's target: young professionals, small families, or rental investors, and is designed to that lifestyle while highlighting the unit's selling points such as the view, balcony, or storage, at a realistic scale that does not overpromise so the real unit never feels smaller.

Is a show unit different from home staging?

Related but not the same. A show unit is a model for a new project to sell the whole building, while home staging usually styles a single unit to sell or rent that unit. Both use the same styling principles.

Do small projects need a show unit?

It is recommended to have at least one for the best-selling layout, since it speeds decisions a lot. Small projects can style an actual in-building unit as the model to avoid the cost of a separate mockup.
