Staging Cost vs Price Lift: Is It Actually Worth It?

Weighing the return on home staging against a higher sale price and a shorter time on market.

2026-04-11

A staged Bangkok condo typically costs 30,000 to 80,000 THB, under 1 to 2 percent of the price of a 3 to 6 million THB unit. Well-staged, well-shot homes tend to sell faster with less haggling, so it pays off whenever the price lift exceeds the cost.

How to actually calculate the return

Do not look only at a higher closing price. Add two things: the discount you avoid giving buyers, and the holding costs you save by selling sooner, such as common fees, loan interest, and tax.

  • Closing-price gap versus an unstaged unit
  • Negotiation discount you avoid
  • Monthly holding cost saved by selling faster
  • Beating competing units in the same building

When staging is most worth it

Staging shows the clearest payoff on empty units buyers struggle to picture, awkward layouts that need the function shown, and buildings where many identical units compete. Standout photos get your unit viewed first.

When it may not pay off

If the unit is very cheap and already sells easily, or most buyers plan to gut and renovate anyway, full staging may return little. In those cases, light styling plus a deep clean and strong photos is usually enough.

How many percent can staging add to the price?

The figure varies by location and condition, but the clearer, measurable effect is usually a shorter time on market and less negotiation, which converts to money once you count the holding costs saved.

Can an occupied home be staged?

Yes, it is called occupied staging: your own pieces are combined with a few rented items and restyled to look airy and neutral. It suits homes still lived in while listed for sale.
