DIY condo staging starts by clearing clutter, deep cleaning, then arranging furniture to show clear function in the three rooms that matter most: living room, bedroom, and kitchen. It can be done for a few thousand baht by mixing your own pieces with a handful of new props.
Start with declutter, clean, and neutralise
Before buying any props, do these three things first, because they lift the photos the most for almost no money.
- Remove personal items, family photos, and fridge magnets
- Deep clean, especially bathrooms, kitchen, and glass
- Clear countertops down to a few items
- Swap bulbs to one consistent, bright-enough tone
Arrange furniture for space and function
Pull furniture slightly off the walls and cut the number of pieces to only what is needed, and the room instantly looks larger. Give each corner a clear job, such as a work nook or a reading spot, so buyers see that even a small unit does everything.
Add a few props, then shoot it well
The props with the best payoff are crisp white bedding, a good real or faux plant, cushions, and fresh towels in the bathroom. Then shoot in daytime with light coming in, curtains fully open, landscape orientation, from the corner of each room.
What is the minimum budget to stage it myself?
If you mostly use existing furniture, about 3,000 to 10,000 THB for bedding, a plant, cushions, and new bulbs already changes the look noticeably. The real main cost is your time and effort to declutter and clean.
Is shooting with a phone good enough?
Good enough to start if you shoot in daylight, open curtains fully, keep the camera level, and keep vertical lines straight. But for a higher-priced unit or one competing with many others in the building, a property photographer usually pays for itself.
