The Condo Seller's Checklist, From the Front Door to the Balcony

Staging a condo differs from a house because space is tight, so every square metre must look usable. Start with the entrance and the balcony people forget, then declutter, clean, make the room feel airy, and turn the balcony view into a selling point, because the view is what a condo has that a landed house does not.

From the front door to the living room

The first space buyers see must be clear and bright. Remove anything piled near the door and keep the walkway unobstructed.

  • Tidy shoes and items at the entrance
  • Turn on every light, replace dead or mismatched bulbs
  • Ease the sofa off the wall so the room feels deeper
  • Clear the coffee table and shelves to a few items
  • Clean glass and sliding doors so light comes through

Kitchen, bathroom, and bedroom

These three rooms get the closest inspection from condo buyers. The kitchen counter must be clear, the bathroom free of stains and smell, and the bedroom dressed in clean light bedding with nothing stored under the bed. Cleanliness here shapes the sense of quality more than anything.

Do not forget the balcony and view

The balcony is where owners store things and forget to style, even though it is a key selling point. Clear the clutter, clean the floor, add a chair and a small plant to read as a relaxing nook, then open the curtains to reveal the view, and buyers instantly see more usable space.

Should an empty condo be staged or sold vacant?

Empty units tend to photograph small and cold, so buyers cannot picture the function. Even light staging shows real furniture scale and the mood of the room, and usually helps it sell faster in a building with many competing units.

How long does it take to stage a condo myself?

For a lived-in unit, decluttering, cleaning, and styling usually take a weekend or two. An empty unit that needs furniture brought in should allow several more days for ordering and delivery.
