A Developer's Guide to Property Project Photography

One project needs many photo sets across many channels; planning one complete shoot is the most cost-effective.

Photography for developer marketing teams must be planned as photo sets, not shot by shot. Start with a shot list every channel needs (website, brochure, social, signage), stage the show unit and facilities, then shoot everything within planned light windows to produce a tonally consistent set with long shelf life.

Build a shot list before every shoot

One project uses different aspect ratios across many channels, and shooting without a plan forces costly reshoots. Build a list of required shots by actual use before entering the site.

  • Every show-unit type, both wide shots and details
  • Facilities: lobby, pool, fitness, garden, co-working
  • Exteriors and surroundings, including twilight shots
  • Vertical frames for social and horizontal for web and brochures

Stage the show unit for the target buyer

The show unit must tell the target buyer's lifestyle, not just display space. A family-focused project is staged differently from one aimed at singles or rental investors. On-target staging makes the images communicate faster and close sales more easily.

Manage files and usage rights for long-term use

Project images are reused across years and teams. Agree on copyright, reuse rights, and delivery of source files clearly in the contract, and organize naming and folders by unit type and channel so every team can pull assets without reshooting.

Should we shoot the real show unit or use 3D renders?

Use both by project phase. Before completion, 3D renders open presales; once the show unit is ready, shoot real photos immediately, because photography builds more trust and reduces complaints about differences from the real unit at handover.

How long does one project shoot stay usable?

The core set usually lasts the project's whole sales cycle if the shot list is complete and facilities are shot after landscaping matures. Add shoots only for new phases, new unit types, or newly finished facilities so images stay true to reality.
