Interior Price per Square Meter: How to Read It
A per-square-meter rate is easy to compare, if you know what it includes.
Interior work is often quoted per square meter because it lets you compare projects quickly, but the rate only means something once you know the scope. A 20,000 baht per square meter quote with premium finishes and one with basic laminate describe very different jobs, so always read what sits inside the number.
What a per-sqm rate typically covers
A turnkey per-square-meter figure usually bundles demolition, electrical and plumbing changes, ceilings, wall and floor finishes, built-in carpentry, painting, and basic lighting. What it often excludes is loose furniture, appliances, curtains, and decor. The line between included and extra is where quotes quietly diverge.
- Usually included: demolition, MEP changes, ceilings, finishes, built-ins, paint
- Often extra: loose furniture, appliances, curtains, decor
- Sometimes extra: design fee, permits, condo juristic fees
Why rates vary so much
Finish level is the biggest swing: laminate versus veneer, tile versus stone, standard versus imported fittings. Layout changes, moving wet areas, and structural or MEP work also raise the rate. Small units carry higher per-meter costs because fixed items like kitchens and bathrooms are spread over less area.
Compare quotes fairly
Never judge on the per-meter number alone. Ask each studio for the same scope, material schedule, and inclusion list, then compare. A slightly higher rate with clear specs and supervision often costs less overall than a cheap number that adds extras and rework as the project runs.
What is a typical interior fit-out rate per square meter in Thailand?
Roughly 15,000 to 50,000 baht per square meter for turnkey work, with economy near the bottom and premium at the top. The rate depends mostly on finish level and how much you change the layout and systems.
Why is my small condo more expensive per square meter?
Because fixed-cost rooms like the kitchen and bathroom take up a larger share of a small unit, spreading over fewer meters. Custom built-ins to maximize space also add cost. Small units almost always carry a higher per-meter rate than large ones.
