How Far to Retouch a Property Photo
Good retouching matches what the eye sees, it does not build a new room.

Good real estate editing brings a photo in line with what the eye actually sees, it does not invent a new room. You may adjust exposure, white balance, lift shadows, straighten lines, and remove dust or temporary marks. But do not erase real columns, swap the view outside the window, or enlarge the room, because buyers are let down on site and the deal gets harder to close.
Edits that are fair game
Acceptable editing makes the image reflect the true condition on the day more clearly, without adding things that are not there.
- Balance exposure, contrast, and white balance to true colour
- Recover detail in shadows and highlights (tasteful HDR)
- Straighten verticals and correct lens distortion
- Remove dust, fingerprints, or small temporary cables
- Replace a blown-out white sky with a believable clear one
What is off-limits
Edits that change the facts of a property count as misleading advertising, can breach Thai consumer protection law, and destroy trust. Avoid these.
- Erasing real columns, beams, or pipes in the room
- Swapping the window view from a wall to a garden
- Enlarging the room or stretching the floor area
- Removing neighbouring buildings or power poles that block the view
Why honesty sells better
Today's buyers always compare the listing photos with the real unit. When they match, trust leads to a faster decision. When they are exaggerated, the viewing is a wasted trip and negative reviews follow. Photos that are both honest and beautiful are the smartest investment.
Is swapping the sky in a photo wrong?
Not if it stays believable and does not change the property's facts, such as turning an overcast white sky into a clear one. Just avoid a sky so vivid it looks fake, or mismatched skies across the set.
Is virtual staging with digital furniture dishonest?
No, as long as you label it clearly as virtual staging and do not hide the room's flaws. Digital furniture helps buyers read scale, but always disclose it transparently.
